Home Advance is DMCI Homes' rent-to-own style program that lets a buyer move into a purchased unit and rent it while still paying the balance, instead of waiting for full bank financing. To qualify you complete at least 4 months of downpayment. Move-in costs are 1 month advance rental, 2 months security deposit, and a one-time utility deposit of PHP 12,500, with PMO turnover fees waived. The program runs July 1 to September 30, 2026 per memo PD-26-06-014.

DMCI Rent-to-Own (the Home Advance program) lets you move in now and pay later. You then lease the unit at a fixed monthly HomeAdvance rate with a minimum 6-month lease while your remaining balance is processed for bank drawdown.
