The percentage DMCI publishes is an aggregate across all five towers, which are visibly at different stages in the photographs — Matahari and Kartika both show exterior structural work with active tower cranes. Matahari has almost no available stock left (3 units) and the earliest turnover on the list (February 2027); Nusa has the most runway (February 2028). What earns its keep

  • The beach itself is the amenity, and it is real — this is a beachfront lot, not a “resort-style” pool with no water in sight of it.
  • An infinity pool at the water’s edge plus a separate lap pool and kiddie pool is a genuine three-pool set, on top of the ocean itself.
  • Golf carts within the property are a published DMCI amenity here — unusual, and a real signal of the resort-scale ambition of the site plan.

What is oversold

  • “Worry-free condotel management for the ultimate investment lifestyle” was the entire previous overview. It is marketing language with nothing under it — no management-company name, no fee structure, no rental-pool terms. Removed rather than repeated; ask Jeffrey for DMCI’s actual condotel management terms before treating rental income as a given.
  • The Convention Center and Specialty Restaurant DMCI lists are shared-estate facilities, not per-building. On a five-tower, 75,367 sqm site they will be busy at peak season.
  • Every image above except the four construction photographs and the site plan is a render of a resort at 38.78% completion.

It suits you if

  • You want an actual beachfront property from DMCI, not a Metro Manila high-rise with a pool called a resort.
  • You can wait 16–29 months for turnover and want to lock in a pre-selling price before the resort opens.
  • You want the 92 sqm Asri 2BR at ₱189,185/sqm — the cheapest square metre on the entire list, in the earliest-arriving of the larger buildings.

Look elsewhere if

  • You want Matahari specifically. Three units left, all near the top of the price range for its type.
  • You need rental-income certainty. “Worry-free condotel management” has no terms published on this page or, as far as this turn found, on DMCI’s own site. Get the management agreement in writing before assuming a yield.
  • You want urban convenience. There is no key-places data for this address because there is comparatively little around it — that is the nature of a Batangas beach lot, not a page omission.

Solmera Coast is the cheapest way into a genuine DMCI beachfront property, and the address problem this page had — a placeholder location standing in for a real one — is now fixed everywhere it appeared, including the structured data search engines and AI answers read. The property itself is a normal pre-selling leisure buy: five buildings on five timelines, none of them close to finished, with the usual caveats about condotel management terms that need to be gotten in writing rather than assumed.
