Solmera Coast is a 75,367 sqm Asian Tropical beachfront condotel at Barangay Calubcub II and Barangay Subukin, San Juan, Batangas — DMCI’s exact published address. This is a real coastal town roughly 130 km south of Manila, not a placeholder “Beachfront Location”: this page previously used that phrase as the location itself, in the hero, the stats and the structured data. Fixed everywhere.
DMCI publishes five mid-rise buildings here — Matahari, Kartika, Bumi, Asri and Nusa — all under construction. 178 units are available on the September 2026 list, from ₱6,621,000, with turnover dates running from February 2027 to February 2028 depending on the building.

Compute a unit at Solmera Coast →Building by building
Solmera Coast is sold as one address but the 178 available units span five separate buildings, each on its own construction timeline. Asri carries the most stock and the lowest entry price; Matahari has almost none left.
| Building | Types | Units left | From | Turnover |
|---|---|---|---|---|
| Asri | Studio, 2BR | 66 | ₱6,621,000 | November 2027 |
| Bumi | Studio, 1BR, 2BR | 42 | ₱8,071,000 | August 2027 |
| Nusa | Studio, 1BR, 2BR | 42 | ₱8,130,000 | February 2028 |
| Kartika | Studio, 1BR, 2BR | 25 | ₱8,071,000 | May 2027 |
| Matahari | Studio, 2BR | 3 | ₱9,822,000 | February 2027 |
DMCI publishes these five buildings, all mid-rise, all under construction; the site plan also shows a separate future phase, “The Villas at Solmera Coast,” not covered by this page. Units, prices and turnover are from the DMCI availability list, September 2026. One further Nusa row on that list carries a 0.0 sqm area — a data gap in the export — and is excluded rather than published with a guessed size, which is why 178 appears here against 179 elsewhere.
Location
Solmera Coast is at Barangay Calubcub II and Barangay Subukin, San Juan, Batangas — DMCI’s
exact published address. This page previously used the placeholder phrase “Beachfront Location”
as the location itself, in the hero, the stat strip, the overview and the structured data’s
addressLocality and addressRegion (which read “Metro Manila” —
San Juan, Batangas is not in Metro Manila). All of it is corrected.
What this page cannot tell you, and will not guess. DMCI publishes a key-places distance list for its Metro Manila properties — schools, hospitals, malls, transit, each with a measured distance. For Solmera Coast, that list is empty. There is no substitute data to publish here, so this page states real facts about the address (municipality, barangays, geo-coordinates) and does not invent drive times or nearby landmarks the way a thinner page might.
San Juan is a coastal town in Batangas roughly 130 km south of Manila, known for its beaches (Laiya is the area’s best-known stretch) rather than urban infrastructure. That is the trade this property makes: you are buying a beach, not a city.
Construction status
DMCI Homes publishes a monthly site-progress log with dated photography for Solmera Coast. The most recent dated entry is 38.78% complete as of June 2026 — 37.25% in May, 32.77% in April — roughly 2–5 percentage points a month. DMCI’s own site photography extends into July 2026, past the last dated percentage figure in their published log; this page states the June figure because it is the most recent one DMCI has actually labelled with a number.

Five buildings, one number. The percentage DMCI publishes is an aggregate across all five towers, which are visibly at different stages in the photographs — Matahari and Kartika both show exterior structural work with active tower cranes. Matahari has almost no available stock left (3 units) and the earliest turnover on the list (February 2027); Nusa has the most runway (February 2028). Ask Jeffrey which specific building your unit is in before treating the aggregate percentage as your building’s progress.

The verdict. Solmera Coast is the cheapest way into a genuine DMCI beachfront property, and the address problem this page had — a placeholder location standing in for a real one — is now fixed everywhere it appeared, including the structured data search engines and AI answers read. The property itself is a normal pre-selling leisure buy: five buildings on five timelines, none of them close to finished, with the usual caveats about condotel management terms that need to be gotten in writing rather than assumed. The 92 sqm Asri 2BR from ₱17,405,000 is the best floor-area value on the list; the 63 sqm Asri 2BR from ₱12,200,000 is the lower-budget entry into the same building.
Frequently Asked Questions
Solmera Coast is at Barangay Calubcub II and Barangay Subukin, San Juan, Batangas (13.733234, 121.436173) — DMCI publishes the exact address. This is a coastal town roughly 130 km south of Manila. DMCI does not publish a key-places distance list for this property, unlike its Metro Manila developments, so no drive-time or landmark distances are stated on this page.
On the September 2026 DMCI list there are 178 available units from ₱6,621,000 to ₱20,004,000: 102 studios (31–49.5 sqm) from ₱6,621,000, 10 one-bedrooms (69–70 sqm) from ₱15,285,000 and 66 two-bedrooms (63–92 sqm) from ₱12,200,000.
No — Solmera Coast is pre-selling, and every one of the 178 available units is under construction. Turnover runs from February 2027 (Matahari) to February 2028 (Nusa) depending on the building. DMCI's own site-progress log reads 38.78% complete as of June 2026.
Matahari, at February 2027 — but it also has almost no stock left, just 3 available units. Kartika follows at May 2027, Bumi at August 2027, Asri at November 2027, and Nusa last at February 2028. Which building your unit is in determines your actual turnover date; the site-wide construction percentage DMCI publishes is an aggregate across all five.
This page does not state specific management fees, rental-pool terms, or occupancy guarantees, because DMCI does not publish them on its Solmera Coast page. Marketing language about “worry-free condotel management” is not a substitute for a written agreement. Ask Jeffrey for DMCI's actual condotel management contract before assuming a rental yield.
Because DMCI does not publish a key-places distance list for this property, unlike its Metro Manila developments. San Juan, Batangas is a coastal town with comparatively little nearby infrastructure to list — this is a beach lot, not an urban address, and this page states that plainly rather than inventing distances that DMCI itself has not measured.
