DMCI Homes publishes a monthly site-progress log with dated photography for One Delta Terraces. The most recent entry reads 9.29% complete as of July 2026 — 8.84% in June, 8.24% in May, 8.19% in April. That is roughly half a percentage point a month, against a November 2029 turnover on all 399 units.




Read the photograph, not the render. DMCI’s own site photography for this property shows foundation and column work with a tower crane — the podium is not topped out and no residential level is standing. Everything else on this page is an artist’s render of a building that does not exist yet. That is entirely normal for a 2029 turnover and DMCI has delivered sixty-plus communities, but you are buying a drawing and a date. Get the date in writing, and price in the possibility that it moves.

The verdict. One Delta Terraces is a location buy, not a value buy. The address is genuinely excellent for daily life — the 270 m department store and the 600 m hospital are the kind of numbers most Quezon City towers cannot show — and the payment runway to 2029 is the longest on offer. What you are paying for it is a premium per square metre and a three-year wait on a building that is under 10% complete. If you want the corridor and you can wait, the unit to ask about is the 52.5 sqm two-bedroom at ₱11,256,000: it is the cheapest 2BR in the tower in absolute terms and the best value per square metre, which almost never happens on the same unit. There is exactly one of it.

A Tandem layout was previously advertised on this page in error and has been removed. If you want a genuine tandem or dual-key layout from DMCI, ask Jeffrey which projects actually have one.
DMCI Homes does not publish a residential storey count for One Delta Terraces on its official project page. What they do publish is six levels of basement parking and four levels of podium parking, and that it is a High Rise Condominium. This page previously claimed 57 storeys and 51 residential floors; neither figure appears on dmcihomes.com, so both have been removed. Ask Jeffrey for the approved building plan if the floor count matters to your decision.
The cheapest unit is a 29 sqm studio at ₱6,990,000, which works out to ₱241,034 per square metre. It is the lowest total price but not the best value on floor area — studios here run a median ₱247,600/sqm against ₱214,692 for a three-bedroom. The cheapest square metre in the building is a 95.5 sqm three-bedroom at ₱202,670/sqm.
Further than most marketing suggests. Using DMCI's own published distances, the nearest rail stations are LRT-2 Araneta Center at 3.08 km and MRT-3 Araneta Center–Cubao at 3.18 km, with LRT-1 Balintawak at 3.47 km. The nearest transport terminal of any kind is TriNoma Public Transport Terminal at 1.89 km. There is no MRT-3 Quezon Avenue entry in DMCI's 206-item key-places list for this property, and a previous version of this page claimed one.
The spot-downpayment add-on stacks on the standard tier, so the real totals are 2% at a 15% downpayment, 6% at 30%, 7% at 40% and 8% at 50%. A 12% downpayment carries no discount.
