Moncello Crest is a 40,768 sqm Modern Filipino leisure residence in the Benguet highlands — water gardens, an elevated boardwalk, a fire pit, an outdoor jacuzzi and pine-forest air. There is no swimming pool: DMCI publishes no pool of any kind for this property, and this page previously claimed one.

It is not in Baguio City. DMCI’s published address is Sitio Bato, via Bontiway, Barangay Poblacion, Tuba, Benguet — a separate municipality about 5 km from the Baguio city centre. Baguio is also a chartered city of the Cordillera Administrative Region, not part of Benguet province, so the old “Baguio City, Benguet” line on this page was wrong twice over. You get the cool climate and the Baguio access; you do not get a Baguio address.

Moncello Crest is sold as one address with a single “November 2028” turnover. That is true of Blanca only. On the September 2026 list, 145 of the 256 available units — 57% — turn over in August 2029, nine months later. Which building you buy in is the single biggest decision here.

The honest read on the address. DMCI’s whole key-places list for Moncello Crest is 22 entries — against 166 for Mulberry Place and 206 for One Delta Terraces. That is not a data gap; it is what a mountainside site 5 km outside a small city actually looks like. Nothing is walkable. You will drive to everything, on Benguet mountain roads, and in Baguio’s peak season that drive gets long. If you want a Baguio address rather than a Baguio view, One South Drive is the property to compare.

About a third built

DMCI Homes publishes a monthly site-progress log with dated photography for Moncello Crest. The most recent entry is 32.41% complete as of May 2026 — 30.58% in April, 28.78% in March. That is roughly 1.8 percentage points a month, against a November 2028 turnover for Blanca and August 2029 for Ciela and Silva.

Note the date on that number. DMCI’s progress log for Moncello Crest stops at May 2026, while their logs for other properties run to July. That is a two-month gap in the developer’s own reporting, not something this page can fill in. The photographs show structural work on a cut mountainside with tower cranes — consistent with roughly a third complete. Ask Jeffrey for the latest construction bulletin before you reserve, and get your building’s turnover date in writing.

What earns its keep

  • The water gardens and the elevated boardwalk are the real amenity here, and they are unusual — a landscaped stream and a raised walk through the pines, not a podium deck with planters. Nothing else in the DMCI range looks like this.
  • It is genuinely a condotel. DMCI classes it as Leisure Residences and publishes a cafe, a spa, a business centre, golf carts inside the property, 100% power back-up and high-speed internet in all common areas. Those are operating-hotel facilities, and they are the reason the per-square-metre price is what it is.
  • The Sky Patio is DMCI’s Lumiventt feature, published under Building Features — worth more at 1,400 m elevation than at sea level, because the air you are ventilating with is cold.

What is oversold

  • There is no swimming pool. This page previously advertised “pool, gardens, and cool mountain air”. DMCI’s published amenity list for Moncello Crest contains no pool of any kind — not a lap pool, not a leisure pool, not a kiddie pool. What exists is an outdoor jacuzzi and the water gardens, which are landscape features, not for swimming. The claim has been removed.
  • “Baguio” does a lot of work in the marketing. The nearest Baguio landmark is 4.46 km away and the address is in another municipality. The views and the climate are real; the address is not Baguio.
  • Every image above except the four construction photographs is an artist’s render of a building that is about a third built.

Who Moncello Crest is and is not for

It suits you if

  • You want a second home in the cold. This is a leisure buy: pine forest, mountain views, a fire pit and a jacuzzi at roughly 1,400 m. Nobody buys here to commute.
  • You want condotel economics — a managed leisure property you can let when you are not in it, with a cafe, spa and business centre already on the estate.
  • A studio is genuinely what you want. 182 of the 256 available units are studios, so the choice and the floor plates are widest there.

Look elsewhere if

  • You are buying on price per square metre. At a ₱230,000/sqm median on a studio this is among the dearest floor area in the DMCI range — you are paying for the mountain, not the square metres.
  • You need a Baguio address for school or work. Everything in Baguio is a 4.5–8 km drive. One South Drive is the Baguio-proper comparison.
  • You want a pool. There isn’t one, and no amount of marketing changes that.

Unit counts and entry prices from the same September 2026 DMCI availability list. The three leisure properties are not like-for-like with a Metro Manila tower on either use or floor area — The Valeron Tower is included only to show what the same money buys in the city.

The verdict. Moncello Crest is the most distinctive property on this site and the least like a condo. The water gardens, the boardwalk and the pine forest are real and genuinely unusual; the condotel services are real; the mountain views are the product. What you should go in knowing is that it is in Tuba, not Baguio, that there is no pool, that studios here cost about 16% more per square metre than the two-bedrooms in the same buildings, and that 57% of what is available turns over in August 2029, not the November 2028 the headline gives. If Blanca’s 2028 date matters to you, say so to Jeffrey at the start — only 111 of the 256 units can meet it.
