Five buildings carry stock on the September 2026 DMCI list. Bengaline, Cochine and Marcelline are finished and have nothing left; Dui has one unit.

Mulberry Place prices are quoted on gross area — the interior plus every balcony — so the headline square metres on a unit layout sheet will read smaller than the number on the price list. Both are correct; they measure different things. Ask Jeffrey for the layout sheet if you want the interior figure before you decide.
Three things in the current list are worth knowing before you shortlist:
The one to check twice: the single 78.5 sqm 3BR at Taffeta is listed at ₱12,847,000 — ₱702,000 more than the cheapest 85 sqm 3BR at Shantung while being 6.5 sqm smaller. At ₱163,656/sqm it is the most expensive three-bedroom floor area on the list. There may be a reason for it; ask before you reserve.
Reserve at Mulberry Place Phase 2’s Taffeta (high-rise) or Zephyr (mid-rise) building from August 1 to October 31, 2026 and your downpayment level unlocks a bigger promo discount.

Mulberry Place is now overwhelmingly a pre-selling buy — 463 of the 464 available units turn over between October 2026 and October 2028. The one finished unit left is priced accordingly.
Construction status
DMCI Homes publishes a monthly site-progress log with dated photography for Mulberry Place. The most recent entry is 45.10% complete as of July 2026, up from 42.71% in June and 39.31% in April — roughly 1 to 2 percentage points a month across the buildings still under construction.




Get the turnover date in writing. The price list carries Paisley at an October 2026 turnover, which is weeks away, while DMCI’s own aggregate site progress for the property reads 45.10% in July 2026. Those two numbers do not obviously reconcile — the aggregate covers several buildings on different timelines, so Paisley may well be far ahead of it. Either way, if the handover month decides your purchase, ask Jeffrey to have DMCI confirm the specific building’s date in writing before you reserve. That is a reasonable request and DMCI will answer it.

Unit counts and entry prices from the same September 2026 DMCI availability list. Entry prices are for the cheapest available unit at each property and are not like-for-like on floor area — Mulberry Place’s entry unit is 57.5 sqm, which is larger than the entry unit at three of the four alternatives.
The verdict. Mulberry Place is the most floor area per peso among DMCI’s Taguig addresses, and the 73 sqm Taffeta 2BR at ₱141,411/sqm is the single cheapest square metre on the list — that is the unit to ask about first. The catch is time: you are buying 2028, not 2026. The one exception, the finished Dui 2BR at ₱10,022,000, works out to ₱174,296/sqm against ₱151,791 for the identical 57.5 sqm layout at Zephyr — a 14.8% premium for keys now instead of October 2028. That premium may be worth paying if you are renting today. It is not a bargain, and nobody should tell you it is.

A 73 sqm two-bedroom at Taffeta, at ₱141,411 per square metre (₱10,323,000). Counter-intuitively the smaller 67 sqm two-bedroom in the same building is more expensive per square metre — a median ₱157,194 — so the larger unit is better value on floor area as well as on space. The most expensive square metre on the list is the finished Dui unit at ₱174,296.
