What the 399 units actually cost

One Delta Terraces is a single tower on one turnover date, so unlike a multi-building estate there is no “which phase” decision here. The only decisions are layout, floor and orientation — and on this price list those move the number per square metre by more than a third.

The September 2026 compsheet for One Delta Terraces carries a spot-downpayment add-on that stacks on top of the standard tier discount. Pages that quote only the base percentage make a bigger downpayment look worse than it is. These are the real totals:

DMCI Homes publishes a monthly site-progress log with dated photography for One Delta Terraces. The most recent entry reads 9.29% complete as of July 2026 — 8.84% in June, 8.24% in May, 8.19% in April. That is roughly half a percentage point a month, against a November 2029 turnover on all 399 units.

Read the photograph, not the render. DMCI’s own site photography for this property shows foundation and column work with a tower crane — the podium is not topped out and no residential level is standing. Everything else on this page is an artist’s render of a building that does not exist yet. That is entirely normal for a 2029 turnover and DMCI has delivered sixty-plus communities, but you are buying a drawing and a date. Get the date in writing, and price in the possibility that it moves.

What earns its keep

  • The Sky Patio is DMCI’s Lumiventt feature, not a marketing word — a multi-storey open-air void that ventilates and daylights the corridors instead of sealing them. It is published under Building Features on DMCI’s own page, which is where real specifications live.
  • Three separate bodies of water — a skydeck pool, a lounge pool and a kiddie pool, with water slides. On a single-tower development that is more than most towers this size get.
  • The elevated amenity levels (roof deck, sky promenade, view deck) are the genuine advantage of building tall on a small footprint: the recreation is up in the air rather than squeezed at grade.

What is oversold

  • A Business Center and a Perimeter Fence were previously listed on this page. Neither appears on DMCI’s published amenity set for One Delta Terraces, and both have been removed rather than left to be discovered at handover.
  • “Three amenity floors” was also on this page. DMCI publishes six basement and four podium parking levels for this tower and does not publish an amenity-floor count — so that number is gone too.
  • The convenience store, water station and laundry station are conveniences every DMCI community of this size carries. They are not a reason to choose this one.

Who One Delta Terraces is and is not for

It suits you if

  • You are buying three years ahead on purpose — a November 2029 turnover means the longest payment runway of any active DMCI project in Quezon City, and the entry studio at ₱6,990,000 is the cheapest way into this corridor.
  • You want a walk-to-errands address. A department store at 270 m, a hospital at 600 m and a school at 450 m is genuinely unusual, and it is the strongest thing about this location.
  • You are buying to let. ABS-CBN is 1.07 km away and GMA 1.85 km; the broadcast and medical employment around Quezon Avenue is what sustains rental demand here.

Look elsewhere if

  • You need a home before 2029. There is no early phase here — all 399 units share one turnover date, and the tower is under 10% built.
  • You commute by rail. The nearest station DMCI lists is 3.08 km away. Marketing that calls this a transit-oriented address is stretching it, and this page will not.
  • You are buying on price per square metre. At a ₱227,911 median on a two-bedroom this is among the dearer floor areas in the DMCI Quezon City range — The Oriana and Prisma Residences are the value conversations.

The verdict. One Delta Terraces is a location buy, not a value buy. The address is genuinely excellent for daily life — the 270 m department store and the 600 m hospital are the kind of numbers most Quezon City towers cannot show — and the payment runway to 2029 is the longest on offer. What you are paying for it is a premium per square metre and a three-year wait on a building that is under 10% complete. If you want the corridor and you can wait, the unit to ask about is the 52.5 sqm two-bedroom at ₱11,256,000: it is the cheapest 2BR in the tower in absolute terms and the best value per square metre, which almost never happens on the same unit. There is exactly one of it.

A Tandem layout was previously advertised on this page in error and has been removed. If you want a genuine tandem or dual-key layout from DMCI, ask Jeffrey which projects actually have one.

How many storeys is One Delta Terraces?

DMCI Homes does not publish a residential storey count for One Delta Terraces on its official project page. What they do publish is six levels of basement parking and four levels of podium parking, and that it is a High Rise Condominium. This page previously claimed 57 storeys and 51 residential floors; neither figure appears on dmcihomes.com, so both have been removed. Ask Jeffrey for the approved building plan if the floor count matters to your decision.

What is the cheapest unit at One Delta Terraces, and is it the best value?

The cheapest unit is a 29 sqm studio at ₱6,990,000, which works out to ₱241,034 per square metre. It is the lowest total price but not the best value on floor area — studios here run a median ₱247,600/sqm against ₱214,692 for a three-bedroom. The cheapest square metre in the building is a 95.5 sqm three-bedroom at ₱202,670/sqm.

How far is One Delta Terraces from an MRT or LRT station?

Further than most marketing suggests. Using DMCI's own published distances, the nearest rail stations are LRT-2 Araneta Center at 3.08 km and MRT-3 Araneta Center–Cubao at 3.18 km, with LRT-1 Balintawak at 3.47 km. The nearest transport terminal of any kind is TriNoma Public Transport Terminal at 1.89 km. There is no MRT-3 Quezon Avenue entry in DMCI's 206-item key-places list for this property, and a previous version of this page claimed one.

What discount do I get for a bigger downpayment at One Delta Terraces?

The spot-downpayment add-on stacks on the standard tier, so the real totals are 2% at a 15% downpayment, 6% at 30%, 7% at 40% and 8% at 50%. A 12% downpayment carries no discount. On the ₱6,990,000 entry studio that is ₱139,800 off at 15% down and ₱559,200 off at 50%. Reservation fee is ₱30,000. Confirm the current memo with Jeffrey before reserving.
